We approach sustainable design with the realization people, planet and prosperity are interconnected and co-dependant. We cannot have long term prosperity without affecting each positively. This is referred to as the triple-bottom-line of sustainability. With this type of collaborative design team, an integrated design approach is essential for balancing and steering the input and coalescing it into an effective whole. With an integrated design approach, the members of the planning, design and construction team work closely together beginning early in the design process to consider the materials, systems and assemblies and how they coordinate with supporting systems on its site and in its community. The building systems are interdependent. Through a systematic analysis of these interdependencies, a much more efficient and cost-effective project can be produced.

> LEED™ design charrette
At the critical milestone where the project needs have been carefully established and documented and all the background information and site attributes have been researched, H+B often initiates a 1-day Design Charrette using LEED™ as a planning tool. The Charrette process brings up a range of issues that need to be discussed before the design ever begins. The results can be evaluated and codified as a basis for the ensuing design.

> LEED™ certification
Certification lets you know how the building will perform relative to other sustainably designed buildings based on a benchmarking scale. It serves to keep the sustainable goals of the project front and center and becomes a tool for publicizing the project.

> building commissioning
Commissioning is a tool for keeping systems and building envelope in balance throughout the design, construction and initial operation of the facility. Fundamental Building Commissioning is a prerequisite of LEED Certification and can significantly reduce change orders during construction and optimize building performance at occupancy.
